Located in the heart of Newport's coveted Point neighborhood, this nearly 5,000 square foot vacant lot presents a rare opportunity to build in one of the city's most historic and desirable areas. With direct access to city utilities, including electric, gas, water, and sewer, the property offers a seamless path to development in an established residential setting. Architectural plans for a thoughtfully designed residence have already received approval from the Newport Historic District Commission, offering a meaningful head start for those looking to build while navigating Newport's historic guidelines. Enjoy a short stroll to the harbor, downtown shops, restaurants, and nearby parks, all while living in a neighborhood defined by its colonial charm and coastal lifestyle. Whether you are a builder, investor, or end user, this is a unique opportunity to bring a well-considered vision to life in a location where vacant land is seldom available.
